Terms of Use

These terms are a contract between you and iCreations LLC (“KeepUnits”) for the KeepUnits Pulse website, API, and related email. By creating an account, applying, touring, booking, paying, or otherwise using the service, you agree to these terms and the Privacy Policy.
What KeepUnits is
KeepUnits is software for independent property owners. Owners and their managers use it to track properties, units, leases, rent, applications, tours, and short-term stays. KeepUnits is not the landlord, the property manager, or a party to a lease or a stay, unless we say so in a separate written agreement. Housing decisions, lease terms, and house rules belong to the owner.
Accounts
You must give accurate information and keep your password private. You are responsible for activity under your account. Tell support@keepunits.com if you believe someone else is using it. We may suspend an account that is unused, unpaid, or used in a way these terms do not allow.
Owner subscriptions
Paid plans and add-ons are billed in US dollars through Stripe, monthly or annually, as shown at checkout. A plan can include a free trial. When the trial ends, paid billing begins unless you cancel first. Door and manager limits are part of the plan you select. You can change or cancel a plan in the product. Fees already paid are not refunded except where the law requires it.
Rent, fees, and bookings
- Rent, deposits, and an owner’s application fee are owed to the property owner. KeepUnits processes those card payments and pays them out to the owner’s connected bank account. A processing fee may be added and shown before you pay.
- A tenant screening fee is paid to KeepUnits to order the report described in the Screening Disclosure. It is separate from the owner’s application fee.
- A short-term stay is a booking with the owner who listed it. The charge, any deposit hold, and the cancellation rules shown before you pay are part of that booking.
Card payments can be declined. A declined card does not by itself cancel an application or a pending booking. KeepUnits does not control the owner’s bank or the card network.
Your content
You keep ownership of the information and files you upload. You give KeepUnits permission to host, display, and transmit that material so the service can operate for the people who are allowed to see it, such as the owner and managers of that property. You will not upload anything you do not have the right to share.
Acceptable use
You will not misuse the service. That includes attempting to access another owner’s properties or records, probing or disrupting the site or API, sending unlawful or deceptive content, or using screening reports for a purpose other than evaluating a rental application for the property that requested them.
Screening
If you apply and the owner requires a report, you must read the Screening Disclosure and give written authorization before we order it. The owner, not KeepUnits, decides whether to approve your application. The owner does not have to give a reason. If the owner chooses to email you about a decline after a report is on file, that email is the adverse-action notice.
Disclaimers
The service is provided as available. We do not guarantee that a listing, a screening result, a payout, or an email will be error-free or uninterrupted. Screening data comes from Checkr and its sources. Payment timing depends on Stripe and the owner’s bank.
Liability
To the fullest extent the law allows, KeepUnits is not liable for indirect, incidental, special, consequential, or lost-profit damages, or for an owner’s housing decision, lease, or stay. Our total liability for a claim relating to the service is limited to the amount you paid KeepUnits for the service in the three months before the claim. These limits do not apply where the law does not allow them, including liability for fraud or for death or personal injury caused by negligence.
Ending use
You may stop using KeepUnits at any time. We may stop providing the service to you if you break these terms or if we discontinue the product. Sections that should survive, including payment obligations already incurred, disclaimers, and liability limits, stay in effect.
Law
These terms are governed by the laws of the state in which iCreations LLC is formed, excluding conflict-of-law rules, and by the federal laws of the United States where they apply. If a court holds one part unenforceable, the rest remains in effect.
