Screening Disclosure

This is a disclosure that a consumer report may be obtained for a rental application. Read it before you authorize a screening or pay a screening fee.
Who is asking
The property owner who invited you, and the managers assigned to that property, may use a consumer report to decide whether to rent to you. iCreations LLC (“KeepUnits”) orders that report for them through Checkr, Inc., a consumer reporting agency. KeepUnits does not decide whether you get the rental.
What the report can include
The Tenant Screen Reports package can include:
- Criminal history
- Sex-offender registry
- Global watchlist
- Eviction history
- Credit report and credit score, including collections
- Income verification
- Assets or bank report
Checkr will ask you for identity information so it can prepare the report. That can include your name, date of birth, address, and Social Security number. KeepUnits receives the finished report and shows it to the owner and assigned managers of the property you applied to.
The fee
KeepUnits charges a screening fee, shown before you pay, to place the order. That fee is separate from any application fee the owner charges. An application fee is paid to the owner. You will not be asked to pay the screening fee again if the order has to be retried after a successful payment.
Your authorization
We will not order the report until you check the authorization box on the application. That checkbox is your written permission for the owner, the owner’s managers, and KeepUnits to obtain consumer reports about you from Checkr for this rental application.
If you are declined
If the owner denies your application, requires a higher deposit, or takes another adverse action based in whole or in part on the report, federal law gives you rights. The owner must give you a notice that includes:
- The name, address, and phone number of the consumer reporting agency (Checkr)
- A statement that the agency did not make the decision and cannot explain why it was made
- Your right to dispute incomplete or inaccurate information with the agency
- Your right to a free copy of the report from the agency if you ask within 60 days
If the owner emails you that the application was declined after a report is on file, that email is the notice. It includes Checkr’s name, address, and phone number, a statement that Checkr did not make the decision, and your right to a free copy of the report within 60 days and to dispute information in it. The owner does not have to state a reason. To dispute the report, contact Checkr at checkr.com or (844) 824-3257.
